Also known as belt beams, they are classified into plinth beams and tie beams. While many stop construction at the plinth beam, skipping the tie beam can lead to long-term issues like cracks and water seepage.
For example, if a foundation is 6 feet deep, and the basement is raised 4 feet above road level (with ground level already 2 feet higher), the 12-foot wall rests only on PCC. Over time, PCC may settle under load, causing cracks in the plinth beam. These cracks can lead to water seepage during rains.
A tie beam helps distribute the wall load to the columns, preventing settlement and improving overall stability. Despite common concerns, a tie beam adds less than 2% to the basement cost.
