You have a land. You have planned to start construction in 2–3 years. Similarly, if you have an ideology that you have to prepare financially before starting construction, square-feet rate is best for you. Because there is no effort required. If you have an idea about the rate that is going on in the market, it will be helpful for you to prepare approximately from a financial perspective.
Similarly, if you are going to start your construction in 6 months to 1 year, an item-based quotation will be best for you. Because your construction plan, elevation, structural drawings, estimation, and fixing the vendor is the first step. Similarly, what grade of cement you are going to use, what grade of tile you are going to use, what paint you are going to use, what final finish you are going to bring—if you list out each and every detail, only then you can prepare financially.
There is another major difference between the two. When you buy a rate in square feet, you will only know an approximate number. So quality, specification, and costing will not be in your control. Similarly, when you buy an item-based quotation, you will have an exact, precise number. What material you are going to use, what specifications you are going to choose for each and every material, how many square feet that work is going to happen—you will have a precise number. If you have a precise number, your specifications are in control, your quality is in control, and your budget is also in control.
