First, specifications.
You need to clearly read the specifications of the material used to construct your building, the grades of that material and its quality.
Second, time duration.
When will the construction of your building start?
When will the milestones of each stage be attained?
When will the complete project be handed over?
Mention this time frame in the contract.
Third, item based quotation.
Since you buy item based quotation for each line item, your time and cost will be saved.
So, segregate the item based quotation and buy it separately from the contractor.
Fourth, very important, defect liability period.
That means, now you have completed the construction of your building. After completion, within 6 months to 1 year, the contractor will provide you free service for the defects in the building during the construction time.
Not only to check whether this clause is mentioned in your contract, but also to sit with your contractor and clarify whether it will be included in this clause or not. Keep notes with a clarification.
In any construction, even after completion of the construction, there is a chance for 1–2% defects to happen uncontrollably. To overcome that, DLP — that is, Defect Liability Period — should be in your contract. By ensuring this, the credibility of the contract also increases, the happiness and satisfaction of the client also increases.
