We can divide a building’s lifespan into three categories: new building, old building, and very old building.

New building: 0 to 15 years

Old building: 15 to 30 years

Very old building: 30 years and beyond

For new buildings, you have to get a structural stability report every 7 years. For old buildings, every 5 years. Similarly, for very old buildings, every 3 years. These are the general rules.

When you visit a building that you want to buy, you have to look at the following things:

Natural calamities: Check if the building has been affected by storms, floods, or earthquakes.

Renovation or structural modifications: Check if any renovations or structural changes have been made.

Visible damages: Look for cracks, seepages, or corrosion. This is very important and often overlooked.

If you are applying for a loan to buy a building, insurance will be included. If there is no structural stability report, your insurance may not be fully covered.
